Optimize Recreational Spaces

04/16/2008 10:39 PM

An "L" shaped thirty acre level plot, needs a ball diamond, tennis court, 1/3 scale hockey rink, picnic area, parking, walking trail, four RV spaces with hook ups and four tent spaces including facilities. Located upper Midwest USA, skate rink is seasonal and day use. Ball diamond, picnic areas and tennis courts need lighting. Two entrances one at each end of "L" centered.

What do you think a useful configuration would be, type of surfaces and what preparations are needed? Our community needs a rec update.

Thank you kindly

Need allot more information, however, here is a start:

Entrance 1 - sports

Parking lot 1-2 acres

area for DQ or clubhouse at entrance (possible future)

Washroom facilities (minimize plumbing)

Water source

Tennis courts next to parking lot (a tennis ball will not take the windshield of a parked car but a baseball will)

Ball diamond next, Room for second diamond, or combination field for soccer/ football

If tennis courts are large enough, they could be used for hockey off season

A maintenance road / walking path through the middle of the park from one entrance to the next. After one year, customers will make natural paths while walking dogs etc. The next seasons, open up these paths and make safe.

Entrance 2 Camping/ picnic

The other entrance which should be the easily access to highways will be the camping area with smaller parking - half acre, RV hookup first, then tent area, and finally picnic area.

Also washroom facilities, sewage dump for RV, and water source

For preparations and surfaces , you need to talk to all the interested parties- Ball teams, coaches.. etc. Have a general community meeting to take ideas. Don't agree to anything, just get all their ideas and assess them later.

Then you have to come up with a couple of plans and assess the costs. The money will be a major factor. You will need to get a (Rough order of magnitude) ROM from interested contractors in order to estimate the cost. (I will not go into contract bid procedures- off topic)

Preparations will generally follow under this procedure

1. Environmental assessment - approval of plans

2. Clearing, access route(s), maintenance road

3. Underground work for plumbing, sewage, storm drains. Ball fields may require drainage.

4. Electricity (could be underground also)

5 Buildings- building inspections. Slab for tennis &, hockey will require drainage.

6. Surface preparation/ landscaping

7. Contract Closing party, Opening ceremony

The most important thing is to keep all interested parties informed at all steps.
