Infrared Cameras and Leaky Flat Roofs

There is a wide variety of infrared and thermal imaging cameras on the market as well as quite a price range. What are the "facts" on what to use; how much to spend; and how practical these cameras really are to find leaks in a flat roof?

These are very practical as using one will sure cut your time down when looking for the damage and the source. If you have a carpet cleaner business, roof repair, or renovation business in your area, I would give them a visit to see what they are using. The camera type that I like is one that will give a ghosting of the wall joists or ceiling rafters to begin the tracking of the water intrusion. Once you have that particular area located, and you can get into the space above the rafter, you may be surprised at the amount of hidden damage that has been going on. Take your time, and explore the market if you are considering purchase. We use two types that have been developed for the fire service, one that has a color display that shows the hot and the cold "zones" of any wall or ceiling. We have also taken it on the roofs and found some hot spots before stepping onto the area. How much do you want to spend? These are pricey items, so before I would make a personal purchase I would invite the product representatives over for a demonstration. If you are able to, explore "tacking on" your purchase with a municipality if they will go for it, and that way you may get a significant price break. Practicality? Very. Save a lot of time that would normally be used just looking for the problem.
