Max demand, Load factor, Diversity factor

Good morning everyone

Would it be possible please for some one to explain the following topics to me (simply if possible) about maximum demand, load factor,diversity factor and standard after maximum demand. Been looking on the web but I'm not really any wiser about the whole affair.

Max Demand is the max demand established over a specific time period such as 15 min or 30 min time period. Utility uses this figure to bill customer.
