Just In Case You Thought You Had It Rough

January was rough. Heavy rains in the San Francisco area resulted in our finding the weak link in our roof. Busted a 28inch glue-lam and opened up a 50'x100' sky-light. And then it continued to pour for a week.
We got lucky though. It missed my ammonia piping by 4' on one side and a 2" gas main on the other. No injuries, no fire, no dead neighbors.

We got repairs all completed and inspected, the plant cleaned up, sanitized and ready to run in 14 days. Started up and ran for 3 hours when we heard a real obnoxious noise out of our spiral blast freezer and tripped out the drive. Gearbox totally fragged.
Gearbox went in over the new year and ran for 2weeks after overhaul! Spare already out for rebuild and in 90 puzzle pieces.

So... please, somebody make me feel better and tell me there's others out there having a worse month.

Yes.. from that perspective .. my problems aren't even small problems compared to what they're going through.

This is an indication of a weak link in the maintenance department or budgeting, the time for roof inspections is not when its raining.

Rain aways runs off a proper roof but the 26" of snow caused a neighbors roof to collapse, the heat went out as the snow ans -20°F went in. When he returned from the cruise all the pipes had burst in the walls and flooring were flooded a froze solid after the city maintenance secured the water to keep it from continuing overflow the basement. The high water caused the power to shut off and the aqueous radiant heating system suffered severely. The situation may have been avoided if everyone weren't hunkered down during the blizzard.

Of course wanting a true get away type trip he left no way to contact.

He had removed some support members intending to install skylights next spring. I remind him of the consequences of violating the 3 P's.

Don't let the water puddle next time eh?

I wish it were that easy.
The entire place, inside and out was inspected by Zurich, our insurance carrier, a month ago. They inspect quarterly and bring in a dedicated fire inspector and their own structural engineer.
This 60' section snapped 8' in from a support post. Hard to believe there was much pooling but obviously had to have been. Only a 3" parapet edge on this roof and 4"drains every 40' that were clear.
