Condensation Problem on Double Glazing Panels, Water Penetration Problems

Dear Colleagues,

Whenever there is a difference of temperature and pressure of water vapour across a structure, conditions may develop that lead to a condensation of moisture. Condensation on a structure/window in an air conditioned area, generally, may be corrected by the following methods.

i) Increase thermal resistance of walls, roofs and floors by adding insulation with vapour barriers to prevent condensation within the structures.

ii) Increase the thermal resistance of glass by installing two or three panes with air space(s) between. In extreme cases controlled heat, electric or other may be applied between the glasses of double glazed windows.

iii) Maintain a room dew point lower than the lowest expected surface temperature in the room.

iv) Decrease surface resistance by increasing the velocity of air passing over the surface. Decreasing the surface resistance increases the window surface temperature and brings it closer to the room dry- bulb temperature

Buildings are provided with double glazing window. Rubberized seal in the glazing unit is replaced at regular interval. Operating parameters of air conditioning system are logged regularly and they are within acceptable limits. Any suggestions to analyze this problem will be appreciated

If the problem is condensation buildup inside the insulated glazing units, I suggest making certain the space between panes is dry gas. Often, Argon is used, but there are common substitutes. See this for more.

Your comment "Rubberized seal in the glazing unit is replaced at regular interval." makes me wonder, are you replacing the seal arounf the units? If yes, them the factory placed gas is being released, and STP air is being locked in, resulting in the condensation.

The ideal solution is the item#iii

The main reason for your condensation is infiltration.

This iii solution is difficult to implement if the other problems are left out:

- If the thermal insulation is not enough, you might have the room air temperature much warmer than the externally exposed wall. This will result in a condensation on the wall (for example...)

If you want to bring the room temperature low enough to prevent this condensation, you might have a very cold room!

** Therefore, a combination of several procedures is allways necessary. Of course, extreems must be avoided. (example, very warm internals with high relative humidity.... not very healthy!)

There is allways a compromise to be done but the correct insulation is usually the starting point.

Yes yesterday only in one of the residence they had the problem of entire floor getting moist and walls sweating at Chennai on ECR road.

On checking the installation and ti,e of moisture on the floor and wall it was observed the next room AC is not in operation and as soon as the door of the ac room was opened the warm humid air had hit the walls near the door and the floor causing the humid outside air sweat or condense on the wall /floor having lower dew point. This was observed during post monsoon / pre monsoon time when the humidity level is high.

During the above time the AC setting inside was at 18 degree C and when the setting was increased to 23 degree C there was no sweating.

keep the outside space ventilated will also prevent condensation as it will not get warm.

The situation can be easily solved if we have a fresh air hole say 2 inch or 3 inch with wire mesh to prevent insect entry and air is taken which pressurize the room so that when door is opened the cold air will come out and sweating can be prevented.
