Coatings for Near Shore Applications

Again it is thirumalai thanks to every one who had their valuable suggestion for my solar panel question.

Sir some one advice me my hotel where I am working is just opposite to seashore, all the machinery are at rooftop, the problem is that every machinery get scale formed. we did all the painting available in market, nothing works, Is there any special coating available in market? To protect machinery (Mild steel,s.s.304,aluminium,material) similarly we have wooden floor in rooms as well as stair case, is there any top coating available in market to protect wooden floor (Heavy traffic area like stair case), kindly advice me.
