Fall is here and with it comes the time to prepare for the cold nights and bringing the heat on line. Many property managers and owners believe this is simply a matter of turning the thermostat to heat. The heating systems today require a lot more than that. Boiler systems should have a combustion test to determine if the systems are operating at maximum efficiency. A boiler which is not operating at maximum efficiency can waste as much as 40% on the cost of fuel. Pumps which have not run all summer need to be lubricated, amperage checked and flow updated.

Rooftop units need also to be serviced. Economizers can save 35% to 50% of operating costs during the mild days of autumn. Clean burning furnaces greatly reduce operating costs. Replacing fan belts as necessary can be the cost of a $20 belt on a $500 motor. The phrase "maintenance does not cost, it pays" is certainly true.

In my original comment (that comment was subsequently edited by me), a reference to the shameless practice of drum beating (advertising) on an open forum at no expense to the advertiser was made. Second, regarding blogging: As you have probably gleaned from my deleted comment, I am sort of old school about advertising and marketing. However, the internet is a viable tool for communication of all types, and blogging is a very common method for firms to 'get the word out'. How effective it is may be another story, but that is certainly up to you.

One way to improve your effectiveness will be to include more of your company information. This is an international forum; for an individual in Germany, it may be impractical to contact you for service.

By all means, welcome, Sagamore. Actually, I enjoyed your post. Having been in the property manager and service trade for many years, it's good to see your advice to the group.

Many property owners don't realize the value of preventive maintenance on furnaces and such. Then folks like me will get the panicky call in the middle of the night of the first cold day. A real pain to have to go out on a service call that could have been avoided by proper yearly tune-ups.

A service man won't always have every belt and gizmo to get a heating unit going. Late at night the stores are closed, and supplies are not available. Now the customer has to suffer the cold night because somebody wasn't paying attention.
