What Is Clever Home Automation?

Before we can speak of Building Management (BMS), we should define the concept of clever home automation to not get a surreal idea about it. A clever home does not make breakfast, doesn't wake you up when you overslept and does not have a robot as a maid (according to some shared opinions on the forums). We must have patience because those robots that will help in the house will hit the market, but they are not a part of the concept we are trying to define. A house becomes a "clever one" when we can control all systems: electric, natural lighting, heating/cooling, audio, video, security. This control can be achieved using the push-button controls, the computer or other mobile devices.
Let's explain a little a clever home's functions:
- electrical system control, that can be divided into two sub-functions - electric lighting and sockets system:
- electric lighting control can be: a ON / OFF, Dimmer type (can reduce or enlarge as desired light intensity - and thus power consumption), depending on the presence/absence in the lighting area (using a motion detector we can open or close the lights from a specific area) or depending on the preset time for a specific area;
- sockets system control is ON / OFF, in other words, we can program the power equipment.
- natural lighting control - can be achieved by lowering/raising the blinds/shutters up to the desired level.
- heating/cooling system control - allows programming thermostats to automatically adjust the temperature in the house or in each individual room for your comfort.
- audio-video system control - involves controlling audio and video units that can be placed anywhere (wall, ceiling) and can be connected to any signal source: radio, CD / DVD player or any other.
- security system control - consists of alarm contactors located at the windows and doors, a video surveillance system, biometric, gas and fire detectors; all these can be controlled and their status can be checked by pressing a single button.
- control of other systems - intercom/video intercom and closing/opening the gates for access, lawn irrigation, pool covering, and any other system you want to control.
What Is Building Management System? (BMS)
Building Management System is configured and controlled by the control computer, which monitors and optimizes the utilities, the electrical and mechanical equipment of a building aimed at efficiency, safety and comfort. Using this system enables energy savings in the installation of approximately 30% -50% and the return of the investment over time.
The main differences between the classical system and BMS:
- using BMS we also manage the power consumption (by the Dimming process), not just the light intensity.
- BMS can be controlled via the Internet (the mobile unit).
- control/monitoring can be done in each room/area, but also in the whole house/building; the activation of an area, a room, a scenario or the entire building is made simply by pressing a single button.
The best examples to demonstrate the effectiveness of our system consist of scenarios:
1. Scenario "Morning"
- the alarm is deactivated
- the blinds open
- the heating/cooling returns to optimal
- the lights go on
- the wake-up audio alarm is activated
- some outlets in the is put in kitchen and bathroom go on ON mode (to turn on electrical appliances - coffee maker, washing machine)
2. Scenario "Work"
- the alarm is activated
- the blinds close
- the heating/cooling goes to LOW
- some outlets go on OFF mode
- the lights go out
3. Scenario "Home"
- the alarm is deactivated
- the blinds open
- the heating/cooling returns to optimal
- the lights go on at the entrance/ in the alley
- some outlets go on ON mode
4. Scenario "Night"
- the alarm is activated
- the blinds close
- the heating/cooling goes to LOW
- some outlets go on OFF mode
- the lights switch to "NIGHT LIGHT"
5. Scenario "Vacation"
- the lights go out
- the alarm is activated
- the blinds close
- the heating/cooling goes to LOW
- some outlets go on OFF mode
- the system goes on the remote control (Internet)
Basically, we can make any scenario the customer wants, our limit is his imagination. Ideally, the BMS must be installed when the house is "unfinished" to be able to locate the wires, but this is not a necessary condition. BMS system can be installed easily without extra cables, without broken walls in houses/apartments that are already finished by using the wireless communication modules - with radio frequency (RF).
