Starting a New Residential Construction Project

08/08/2010 11:00 PM

I have recently started working on a new residential project comprising of about 200 villas and apartments in the gulf region. This is the first project where i would be head of the electrical team so want to tread a bit carefully , hence, i would like to have a reference book on how to coordinate with the civil HVAC MEP teams .. Which work should follow which.. The industry standards for ELV power lighting etc....Also, how to manage the manpower and meet the deadlines... Any help in this regard would be highly appreciated. Thanks.

You need a construction superintendent. or a foreman. or an experienced project leader.

It's too late for a book.

v1406,

If you are doing the consulting engineering part then you need to consult an electrical engineer who has experience in that region or you can start from the basic information such as the local authority/supply standard and practice, nearest power (it usually runs along an access road ) available with respect to your project site plan.Add up the total load required by various types of residents X units plus power for other services such as infra-structure.Position the substation building/compact substation in/near to the apartments block.Check voltage drops to the furthest villa (bungalow house?).Produce a layout of the main/sub-mains/distribution cable routes to all the loads, use this to start talking to the civil engineer.A schematic single line drawing, use this to talk to the supply authority also find out the local practice.Meanwhile, employ a good local engineer to assist you if you cannot proceed further on your own.

If you are doing contracting work then just follow the consultant's designs. For 220 units of semi luxurious residents about 3000kva of power is required with a big part going to airconditioning.

You must have good connection with the bosses to be made the head of the electrical team with your knowledge and experience otherwise the bosses may be just trying to make your life difficult.

Regards,

Khor
