Air-Conditioning Unit

Hi,

We have 3 Air-conditioning unit installed in our plant and we need to know what spare parts you recommend to us to be have on hand.

And also the standard operation procedure for the preventive maintenance.

Assuming you ALWAYS have clean voltage and are performing routine maintenance...filters, cleaning BOTH coils, etc. I would say based on about 30 years experience the 1st thing to go will be the outdoor fan motor. This would be followed by the indoor fan motor. These are not certainties.

If you have voltage issues from time to time you'll be killing the entire machine with every hit it takes. Keep it clean and do your maintenance and a commercial machine will easily surpass it's 12 year design life. If your plant has a harsh environment like dust, acid fumes, etc. you'll never see the 12 years. That's just the cost to be comfortable.

Not to second guess you Fredski. But, I woke up this morning with no AC in my house...................it's going to be 102°F here today.................PANIC!!!!!

I just got done changing out the capacitor...............panic averted, all is fine. ($17 US) for a new one.

I think spare capacitors are a must have item on the list. They're inexpensive, and they like to self destruct. Apparently not only are they all manufactured somewhere else now, China, Mexico, etc., but since the pcb's in the oil have been banned due to cancer risks.................they tend to overheat.

When I began in the HVAC industry last century caps almost NEVER went bad. You touched on foreign born parts are getting worse all the time . Sad but true.

I wasted an hour checking other stuff in the air handler because I just changed the cap last summer. The previous one was in place and working since 1986.

It is depressing not being able to find stuff that just works anymore...................unless of course, you happen to be in the HVAC business.

That's the Microsoft product development mentality. Build it cheap, quick and dirty and let the customer sort it out.

The other one I love is something like, "do not return this product to the retail store where you bought it. Call our Help Line (where no one speaks or understand english) first".

It's gonna break my heart when that unit finally dies. 1986 Sears Kenmore 4 ton. I've changed the capacitor (twice), contacts and fan motor.........that's it.

I hear the life expectancy on a new unit is about 8-10 years.

If you have a nearby HVAC equipment and parts supplier, you may not need to keep any inventory of your own. Otherwise, some good spares to have on hand might be: capacitors, fan blades, filter/dryer cartridges, and fuses. Less likely, but still reasonable, would be motor contactors or parts, circuit breakers, refrigerant, and thermal expanson valve.
