Sterile operation HVAC runs for 24 hours/day. Would kindly like to know how is anybody's practice to ensure the most effective preventive maintenance program to ensure its maximum production capacity utilization is achieved.

Best is to have all serviceable parts doubled and separated with bypasses. Or double the whole system.

Well, HVAC is about comfort control, and it is difficult to see how it impinges on production capacity without knowledge of that facility.

Without knowing your operations, my recommendation is:

1- Get to know the system, and review the recommended maintenance service schedule. create a calender and log all activities on the system.

2- Place differential gauges across filters.

3- For some circulation system, place a CIP system.

4- Setup a data logger on temp and flow with alarms.

Do your home work and find a credible commercial HVAC contractor with good refernces and put your systems in their hands. Trying to maintain those systems in house without a professional, well trained, and experienced staff would be an invitation for a costly disaster

When you say "sterile room HVAC", it leaves me to believe you are discussing a clean room installation (though it could also be a Hospital Operating Room). If it is indeed a clean room, I have managed the installation of many of these over the years, and typical preventative maintenance can be separated in two parts 1) filter maintenance and 2) equipment maintenance. Also, you may have a mixture of any of the different types of filters found in these systems - prefilters, bag filters and HEPA filters. If you could provide us with some additional information, the good folks of this forum may be able to assist you in your quest for an effective P/M program. Some useful information would be the application (biotechnology or semiconductor), the Clean Room Classification, the geographical location (to help determine climate related issues) as well as the physical location (proximity to freeways, railways, new construction, etc.). All of this would certainly help determine the frequency of the preventative maintenance on your particular filter system, which consequently would help you develop your P/M on the equipment portion of your system. I hope this helps because I am reciting most of this from memory and from the bottom of a good bottle of Scotch.
