1 ton per 400 to 500 sqft depending on insulation, window area, common walls, sun exposure, concrete slab, average temp summer....design 75º F indoor 95º F outdoor

the type of system (in this case a split type has ZERO to do with your heat calcs. you need to add up all the known heat sources....like lights, computer screens, refrigerators, etc, account for solar gains (if any) and after you do all that you'll have a btu or "tonnage"..then pick your cooling type of system
