UV Resistant Concrete Sealer

10/06/2013 4:22 PM

I am looking for a self leveling, high solids, UV resistant, abrasive resistant coating for concrete.

I have several concrete decks attached to my house that need constant power washing, due to mold and mildew accumulation. There are several small "bird baths" ,due to dips in the surface. After cleaning, they look great for about a year, then it has to be done all over again.

I have seen epoxy coatings in commercial bathrooms, but am told they are not UV resistant.

I would like to have something similar that could take the outside environment and heavy foot traffic.

I am looking for a more or less permanent solution to this problem.

Anyone with experience with this type of product?

Thanks in advance for your help!

Have you considered just covering the concrete in some sort of resistant sheet or decking instead?

This may be a better long-term outdoor option.

What about resurfacing the concrete to fill the dips?

Just throwing these out there.

Most coatings are not going to be a one application 'permanent solution'. Coatings will eventually get scratched, chipped, abraded, etc.

.

You might consider a treatment like water water glass, or a lithium silicate and/or potassium silicate solution.

.

Applied to the concrete, these react to form silica oxide and other stable compounds, reducing porosity (repelling water and reducing footholds for growth) and strengthening the surface.

.

.

These are obtainable at a much lower price if you buy these are the chemicals they are and not as 'concrete hardener' 'mineral paints' or 'waterproofer'.

There are many UV resistant epoxy or urethane based systems out there, this is just a sampling:

Many are self-leveling, surface prep is important, done properly stay shiny and chip-proof for years, but they can be pricey.

I asked a "concrete crack" question a while back and some of the responses might be helpful to you. My posting was http://cr4.globalspec.com/thread/85845.

Instead of power washing your concrete, try applying either of 2 products, one is called "wet and forget" and the other is called "30 seconds". There are 2 types of "30 seconds, get the one that has Belzalkonium Chloride as its active ingredient for long term effect, the other has bleach in it and whilst it will work more rapidly to kill mould, it is not as long lasting as the other, and you can't use it on fabrics etc..

You simply mix it with water, spray it on with a garden sprayer, and leave it.

Any mould that is present will be gone in a month or so with no further action from you, and it will not return in a hurry. Great for removing mould from timber decks and garden furniture, both timber and fabric, and for making a tile roof look like new again.

I have no affiliation with the maker, just a very satisfied user.

Thanks! The mold and algae are my main concern.I can tolerate the low spots, except that it becomes a starting point for the next crop of algae/mold after power washing it.

I have ordered some of the "30 second and walk away" for trial.

There are always places on the north end of the property where algae will form, even on vinyl siding.

I normally use full strength Clorox with a couple of drops of dish detergent to remove it. Very effective and fast removal, but it always comes back very soon.I am hoping the 30 second remedy is more long lasting.

Thanks again.

Seems to me if you might want to give the surface just a small amount of slope, like maybe 2 degrees. Enough so that you never get any standing water, but not so slanted as to be annoying when you're standing on it, or that would make a table feel tilted. You might need to have the pads re-surfaced, with the forms providing the needed slope.

There are companies around that do unique textures and colors. Maybe you can get a special rate if you have a lot of area to be done.
