How to size a transformer? What is diversity factor?

Like many things you start by sizing it to the particular application (output current, voltage and hence power, input voltage are all good starts).

An explanation on Diversity factor can be found with a simple internet search.

Read a book, or search the internet.

You just need 4 years experience in working out the size of a transformer needed for a particular application.

Do you want general knowledge or the answer to a particular application?

You can only size the transformer if you know what is your total load connected at the down stream.
