Bulging Concrete Floor

Hi Im looking at purchasing a bungalow, the floor has bulged upwards in a couple of the rooms, the estate agents selling the bungalow have said that caustic has got into the concrete, what needs to be done to repair??

Is the agent simply trying to move the property off the books in exchange for the fee?

Ask to agent to get in touch with the vendor and that you want the work done before you will make an offer, or ask for a discount to cover costs. Get a good surveyor to take a look and to make ugly expensive noises, about just how much it will all cost, Alternatively just turn your back on it. What ever you do "DO NOT BUY IT" until you have got it sorted at their expense.

If he agrees-drill a hole at bulge peak. TAP with a hammer around it--feel hollows all round. If there are no OIL,WATER,Hot-gas--- gushers -well ,you are all right.

Make a face and make a Bargain deal.

After the Bargaindeal fill sand/water slurry through the drilled hole. --repeat 7 days, once a day--let the water go down-leaving the sand in the "below-the -bulge" space,and live PROUDLY on the UNIQUE domed floor.

Alternately rebild that bulged-out floor --as minimum as possible

Are there any trees around the structure? If yes, bag the pooch and move on.

Not Really...one other option may work, get a bid on new under bedding for concrete and foundation, agree to deduct it from cost of house. Since Location is everything....

why use Concrete look what already happened? i would use stone set in proper bedding, then access granted without jackhammer.

i dont mind using electric jackhammer, .. in res work..Stone would add more value if done rite

And my point of view comes from rescuing properties by starting at the root of seemingly huge problem, which is always cheaper than a patch, keeping in mind the lifespan of the mortgage and length of ownership. Amortised that way, depending upon location, i might buy it at full price...in 10 yrs the difference would be: house as is worth up to 3x orig cost, if repaired, more value, return on orig investment similar to that of property itself.

In my actual practise, i combine an upgrade or 2 that dovetail with the required major repair, getting a labor bargain on the up grades. My actual return is sometimes 3x in 1 year.

EG:dig up whole foundation? add a few pipes & wires, tech tricks & whatever else you like to throw in hole...perfect plbg & wiring alone will pay cost of entire job, Appraisal wise.

I would buy house & do job piecemeal....at my leisure/spare time, all by my self...thats why i now make $ at it...its fun

It is the Location alone which should decide, everything else you can change at your beck.

You know, that's a weird answer from your agent "Caustic has got into the concrete.."

Anybody want to reply to this, I thought concrete contained lime, which is a caustic. If you really want to mess with concrete, use an acid like hydrochloric acid. That eats concrete like termites eat wood!!!
