Under Voltage and Over Voltage Relay

For commercial and retails construction projects OLTC (on load tap changer in the transformer) and RTCC will be provided.But for Residential projects OLTC or under+over voltage relay not provided by the electrical designer.

As per the above statement for commercial/retail projects no problem If any voltage fluctuation happened in the electrical system because OLTC will make it safe.But for Residential projects there might be a problem due to voltage fluctuation because OLTC or Under + Over voltage relay were not provided.Please clarify me for Residential Projects OLTC or Under + Over voltage relay are really required or not?

The answer is in the question: if OLTCs and over/under voltage relays are required, then they are provided, and vice-versa.

It wouldn't make sense to not provide them when they are required, nor to provide them when they are not required, would it?

Commerical projects have a profit and loss. They are revenue generating sites. A transformer with OLTC is costly (approx. 30% more). Voltage fluctuation in commercial buildings is not tolerable. Hence OLTC is provided. The builder is ready to bear the cost.

Off circuit tap changer is provided in residential buildings since voltage fluctuation need not be addressed in automatic fashion. There are no critical equipments.

OLTC can also be provided for residential buildings also. If a builder provides all the latest equipments with latest feautres and charges you Rupees 70 Lacs for a 1000 Sft house, will you purchase it ?

The designer must have had a meeting with client in which it was decided to go with off circuit tap changer.

Also, the builder will push for aluminium conductors for transformers rather than copper, just to save investment.

Hope this clarifies. No comments on under voltage relay.

I remember a quote I was told long back: "IF YOU HAVE MONEY, YOU CAN GOLD PLATE YOUR TOILET SEATS TOO".

So, my dear friend, everything comes back to money!

Residential projects are not provided with trafos fitted with OLTCs and/or UV/OV Relays purely due to economical reasons.
