Repaired Garage Foundation

Some of you may remember a post that solicited opinions on repairing a garage foundation. I thought I would check back in with you and share what was done!

You can read about the garage here, as well as view the "before" photos. Note that this is sort of a "temporary" fix. We just want the building to stand stably for a few more years until we have the budget to replace it with a new one.

The building was jacked slightly for support. Most of the old foundation was dug away along the damaged side.

Sonotubes were used to pour new concrete footings. Holes were drilled through the lower beam to put a rebar in the footings to keep the garage from shifting.

I don't have a "final" after picture, but this represents improvement midway through the project!

I believe they're Sonotubes, not sonnet tubes.

I'm surprised you were able to dig, or auger, such clean holes for the sonotubes under the foundation beams.

Cool, looks much better.

Classic case of a sensible pragmatic fix, simple and effective without going overboard.

I wouldn't mind betting you'll get another 10 years out of it now.

Would love to get another 10 years! Many other things to fix around this old place...

We still need to rebuild the back wall. The concrete blocks are leaning inward as a result of the shifting, so we need to remove and rebuild.

Nice fix for the wall. Still need to address the cause. The loose crush and run on the inside. Which wasn't a problem until you remove the soil holding the wall in place. I believe it was done for drainage.

We can't be certain what caused the problems. The "before" photos show what it looked like when we purchased it. There were many things done to it before that point, including digging away the hillside on two of the sides of the building, and some attempts to shore up the structure as it shifted.

But I agree, if we want to keep the garage, we will need to do some additional work down the line. For now it's an improvement!

Seen old farm structures fail the same way. In many they had stood for a long time with out any problem. After someone that no longer want to walk on the mud floor. Decided to put gravel on the floor. The weight of the tractors on the gravel placed forces on the foundation walls. The damage looks very simular to the first pictures.

Nice jacking and under pinning work.

I like your micro dry piling solution. Cute.

Pour the garage floor slab at the same time and you'll get another lifetime out of it....instantly.

Thanks for the update, and happy to see things worked out well for you...

I don't think you will have to replace the structure, unless you want to for commercial reasons. The fix more than adequate to me....unless of course, the missus is planning for you to move in, or you are going to invest your life savings in a vintage car which you need to protect from random air circulation, or some such!
