Yes is it any wonder this architectural style never caught on, ha, it's looks like a bombed out building....I went to see the "Man and his World" expo, back around '70...

I like it also and more so since I've been in it. Some funky business' and offices alongside an airy living space makes for a residence that still harbours some of the original residents. Navigating the joint can be a tad annoying.

Tornado nailed it! Habitat from the Expo '67 in Montreal!!!

I've seen this complex several times over the years and it still amazes me to this day....

It looks as though Pablo Picasso wangled a housing design project from Albania. One would hope that by now it is covered with ivy, or at least algae, or grafitti, or many colors of paint.

It was designed by Moshe Safdie, an Israeli born Canadian.

I'm curious as to what the inside of one of the rooms looks like, or how one would navigate from room to room. Navigation might be a little awkward unless the hallways get pretty clever inside.

It's an early attempt at a stealth building.
Break up the outline keep it low, however the radar signature was too high and it's manoeuvrability was limited.
Shortly after the build they realised the plans were actually for a battleship

Apart from the aesthetic elements (I will reserve my opinion on that) does this structure claim to have any practical beneficial attributes? Easy intra-building navigation doesn't appear to be one of those.

Is this on prime land?

No, it's not on "prime land", but rather it sits on a reclaimed island in the St. Lawrence River.

If that's the case then it's hit its use-by-date. Needs removal and site rehabilitation.

Sounds like the perfect location for a park.

It is in a location which experiences cold winters. Given the high surface area relative to volume, it is probably hard to heat, and the aerodynamics are such that it probably whistles in the wind. Oh, well, the architect didn't plan on getting awards for efficiency. There are probably problems of how to clean the windows or how to touch up the paint or stucco or whatever. None of those things count if the tennant values the address more than convenience.
